My landlord has a storage closet in the house and he told his friend to come in today while I was at work. The front door has a deadbolt so rather than using the side door he jumped in through my bedroom window and went and got whatever from the storage and left.

My landlord texted me to tell me he was very disappointed that this is the second time in a row that I was not allowing access for his random friends and family to come over and check on the place (last time I actually was at the doctor's office when apparently his mom couldn't get in without more than 1 hours notice).

He's sending over his mother in the morning which he messaged me at 9pm. I really want to just leave the deadbolt unlocked and just call the cops and tell them she's trespassing when she shows up.

Also the icing on the cake of all of this is apparently the thing that his friend was coming to get was a gun that he was storing with my landlord because he is a prohibited possessor, not allowed to have guns because he has domestic violence charges.

Update: The mom did end up coming over. She started saying she's in charge now and went back and forth about asking me to do maintenance on the outside of the property that I'm not responsible for and just talking bs I said that they can just evict me if they want and then started screaming up until I said "If there isn't anything else can you please go". That made her pretty irate and she said she was calling the cops.

She started tossing things around the kitchen and I went into my room locked it and called the cops. They showed up in about a minute and asked her to leave and she said that the whole reason that she had came there was for a piece of furniture or something. They took her over to a couch that was probably bigger than her car and she tried dragging it for about 3 feet then said she doesn't need it and left.

The landlord ended up messaging me afterwards telling me I was never a tenant here and he's going to get proof and then asked if I could be out in a few weeks.

Check your local laws - this is quite likely illegal.

I'm also sure the cops would love to know about the illegal firearms.

Check your local laws. I believe it's 48 hour notice where I live.

Where I am it's 24 hrs without permission, but with permission there's no minimum. So if they knock on your door and say "hey, mind if I come in and grab something from the shed?" and you say "sure" then that's fine. With 24 hrs notice though you legally can't prevent access

Super illegal. Document everything, in any communication tell them to move it to text/email or you are recording.

Aside from this, aside from the laws, start trying to move. I know you deserve to comfortably inhabit the home you properly rented, but, speaking from experience, people like this WILL NOT STOP. they will constantly bother you, constantly pressing on the law, finding any gap. I know saying "just move" is a privileged statement, but you are between a rock and a hard place here. Start working on a new place, for your own sanity.

Let's not discount the fact that the landlord is friends with a guy who is a domestic abuser and is in possession of a gun he shouldn't have.

So it sounds like the landlord is already friends with a cop.

Joking (not joking?) aside. These sound like the kind of people who will make your life hell for a very long time, weather or not the law is on your side.

Get out.

I shant discount it, sir

This is absolutely illegal in the state of Florida. Don't know about others.

Here you have to be given written notice ( or notice you have agreed upon) at least 24 hours in advance unless it's an emergency like pulling you out of a burning building or stopping a water leak or something. The landlord needs to ask permission to enter if it's not related to landlording. Without it, he's not allowed in. You are paying for that space. His rights only extend to protecting his investment. Of course he can enter with less than 24 hours notice if you agree to it.

Actually I found this really good reference. https://ipropertymanagement.com/laws/notice-landlord-give-before-entering

Text him in the morning:

Hey, so, this is awkward but I just saw this text and didn't realize your mom was going to be letting herself in. You might want to call her because I think she's pretty upset about getting shot a few times.

Likely breaking and entering as well as something on the guns. I'd call the cops and file a report.

I would go to the police station rather than call them to your home. When they are on familiar ground, I think there is less threat that they'd feel a need for force.

[–] [email protected] 2 points 3 months ago

Realistically if you call them for a situation like this after the fact, they're just going to tell you to come in anyways

[–] [email protected] 27 points 3 months ago

Province would help.

All i know you can really do is lock up and submit a LTB claim. When asked tell them to submit the proper notice. Don't link them anything or fix their mistake, just keep notes and proof of everything

The sucky thing is that doing any of the user suggestions will likely leave OP homeless or at minimum with higher rent....

Yup, as is life in this dystopia

Landlord messaged again a second time after his mom left saying that he's selling the place. He also sent a few messages bragging about how he's not going to turn off utilities in response to me telling his mom to leave.

He messaged again. Well the felon is coming back over apparently. Apparently the landlord has more stuff he wants him to get. The landlord messaged that right after work called me to see if I want some OT. I guess I have to choose between staying and reporting the guy (I don't want to be getting charged if something happens between this guy and his gf) and getting paid. I'd prefer if he was actually sending people over for legit reasons but I guess I'm just supposed to accept the fact that 3 times in a 24 hour period different people are just going to be coming and going through my place, none with a proper notice (48 hours where I'm from, unless they are there for some kind of emergency repairs).

I'm not sure if they are smart enough to actually give a legitimate eviction notice. The message that he sent me wouldn't fly as one where I'm at.

He's basically just been stacking up a bunch of different behaviors and things that violate the tenant act here for the last year or so. I plan on definitely appealing the judgment with my copies of my payment information and correspondence from the landlord. If he tries to come up with an eviction that is for something wrong on my end of things instead of a no-cause one, I think his slumlord behavior wouldn't look so great on his part. I think it would be a while before I need to get out because he's not handling anything legally.

Knowing him I think instead of giving an actual eviction notice he's going to assume that some vague text he sent counts and then just call the police on me. All of that probably gives me a bit of extra time to save up some money for finding a better place to stay.

Yeah sorry my thoughts are all a mess here I'm not sure if I'm properly describing the situation or getting across everything that's happening but basically it's been bad for a while. He doesn't handle anything the correct way. It's like he could have these people over all he wants if he would just send a message two days in advance and there wouldn't be a thing I could do about it, but he doesn't instead he freaks out when I'm not there to handle his guests or provide them access.

[–] Professorozone 13 points 3 months ago

Really sorry you're going through this. It's really horrible. It doesn't sound like a good long term place to stay. I don't know about there, but here it takes forever to evict someone. You have time. But the way they are going, can you really last that long, you know, for your sanity?

[–] [email protected] 6 points 3 months ago

I'd talk to a lawyer if you can... Own that place

What does your lease say? If this closet and access to it isnt in mentioned in your lease, I'd just throw everything from it out the front door.

[–] [email protected] 2 points 3 months ago (1 children)

Risky. Depends on location and details, could make OP liable. For example, if you chuck furniture that was stored, and they later say the place was fully furnished, you have to deal with that. Who can say how it unfolds.

[–] pingveno 3 points 3 months ago

Still worth looking in the lease. If access to it is not part of the lease agreement, time to alert the landlord that the closet items need to find a new home.
